Buyer questions

Frequently asked questions about foreclosed properties

These answers explain how to use BahayRadar and what to verify before acting. They are general information, not legal, financial, tax, brokerage, or engineering advice.

Is BahayRadar a bank, seller, or real-estate broker?

No. BahayRadar is an independent discovery index. We do not own the listed properties, represent buyers or sellers, accept inquiries for institutions, submit bids, collect payments, or guarantee transactions.

  • Use the official institution for property inquiries and transaction instructions.

Does an active listing mean the property is still available?

No. Active means the property appeared in the latest trusted source sync. A source may sell, withdraw, reprice, rebid, or correct a property before BahayRadar reflects the change.

  • Confirm availability with the official source close to the time you act.

What is the difference between a minimum bid and a selling price?

A minimum bid is generally the lowest acceptable starting offer for a bidding process. A selling price is the source's stated sale price or offer basis. Exact meaning, taxes, fees, financing, and acceptance rules depend on the institution.

  • Read the current official bid or sale instructions before comparing prices.

What does as-is, where-is mean?

The property is generally offered in its present physical and legal condition and location, with buyer due diligence expected. Repair, access, occupancy, taxes, dues, title, and possession risks may remain.

  • Inspect where allowed and obtain professional advice for material risks.

How should I verify a listing?

Open the official source, match the source reference and property details, then confirm availability, price, deadlines, forms, occupancy, inspection rules, and payment instructions.

  • Do not rely only on an indexed summary or an unofficial intermediary.

Where should I submit a bid, inquiry, or payment?

Only through the institution's verified official channels and current instructions. BahayRadar does not receive property inquiries, bids, deposits, reservation fees, loan payments, or sale proceeds.

  • Treat personal-account transfers and unofficial chat instructions as warning signs.

Why does BahayRadar use illustrations instead of property photos?

BahayRadar uses owned property-type illustrations because source photos remain subject to their owners' rights. Source photos are not embedded, cached, or republished publicly without documented permission.

  • Open the official source link to view any source-provided property photos.

Why can a listing disappear or change?

Institutions may remove, sell, rebid, reprice, correct, or move records between documents and systems. Import quality gates also keep suspicious or incomplete refreshes from replacing trusted public data.

  • Freshness labels help with discovery but do not replace official confirmation.

How do I request a correction or removal review?

Send the BahayRadar listing URL, source name, source reference code, requested change, and supporting official evidence to the public contact address. Do not send unnecessary identity documents or payment records.

  • BahayRadar may correct, restrict, or remove its indexed copy; only the source can change the official record.

Does BahayRadar inspect properties or verify titles?

No. BahayRadar does not inspect properties, appraise them, verify title condition, determine occupancy, calculate final transaction costs, or provide legal or financing approval.

  • Use qualified legal, engineering, appraisal, tax, and financing professionals when appropriate.
