How to verify a listing before inquiry, inspection, or bidding

Use BahayRadar to discover properties faster, but verify important facts directly with the official source before you send documents, personal information, or money.

Match the source record

Open the official source from the listing page and compare the identifying details. If the official page is not deep-linkable, use the region, province, city, property type, property code, or source document context shown on BahayRadar.

  • For Pag-IBIG, use the official OPA filters and match the details shown after opening the property record.
  • For BPI, use the property code and the current official document or contact path.
  • For every bank source, verify from its official buyer-facing page or current source document.

Confirm current terms

Do not rely only on cached or indexed information. Confirm price, bid deadline, payment mode, bid process, required documents, inspection rules, occupancy, and availability from the source close to the time you act.

  • Ask whether prices, deadlines, or forms changed after the listing was indexed.
  • Confirm if the property is occupied, unoccupied, or under a different possession status.
  • Check whether taxes, dues, transfer costs, repairs, and other buyer costs are excluded from the displayed price.

Avoid payment and identity scams

A legitimate listing can still be used by fake middlemen. Treat any request for fast deposits, private account transfers, or unofficial document submission as a warning sign.

  • Avoid paying reservation fees to personal GCash, Maya, or bank accounts unless official source instructions clearly support it.
  • Use official emails, official forms, and official contact numbers whenever possible.
  • Do not send IDs, signatures, or proof of funds to unknown chat accounts.
